SAMVAD — Commercial Office MEP Project in Bhokardan
SAMVAD is a commercial office project in Bhokardan, Maharashtra, with an area of approximately 9,050 sq.ft. EENOKI completed the project’s Electrical, Plumbing and HVAC design scope; construction is currently in progress.
Actual 3D views of the SAMVAD project.
The visuals below are from the actual project 3D set and show the architectural language, courtyard, covered circulation and exterior lighting context that the MEP design had to coordinate with.
The 3D visuals are used to explain architectural context. EENOKI is not presented as the architectural designer; EENOKI’s role on this page is the completed MEP design scope described below.
Project status
EENOKI’s MEP design work for SAMVAD is complete. The building is now under construction. This makes the project a useful example of a design package that has progressed from consultancy and documentation into the execution stage.
Verified project scope
The project proposal identifies the scheme as Proposed Office Project Samvad and records the combined commercial area as 9,050 square feet. The documented EENOKI scope covers Electrical system design, Plumbing system design and HVAC system design, together with MEP documentation, drawings, schematics, schedules, cost-estimation support, advisory assistance and technical guidance.
Electrical design scope
The documented Electrical scope includes:
- Electrical load assessment.
- Protection-equipment selection.
- Interior, exterior and landscape lighting design.
- Distribution Board and electrical-panel design.
- Cable and feeder selection considering short-circuit and voltage-drop requirements.
- Cable-tray and conduit routing.
- Power-supply layouts.
- CCTV and other ELV layout provisions.
- Electrical power-distribution schematic diagrams.
- BOQ, tender documentation and material specifications.
Plumbing design scope
The documented Plumbing scope includes:
- Cold-water supply system design.
- Hot-water supply system design.
- Stormwater-system design.
- Pipe sizing and routing.
- Water-supply layout preparation.
- Drainage pipe selection and routing.
- Manhole positioning based on site orientation and levels.
- Drainage-system layout preparation.
- BOQ, tender documentation and material specifications.
HVAC design scope
The HVAC scope recorded for SAMVAD includes detailed heating and cooling load calculations, HVAC system selection, equipment sizing and specification, layout and routing, ventilation-system design, material specifications and BOQ / tender documentation.
Why the architectural context matters
The project’s 3D views show a strong architectural character built around stone surfaces, timber elements, deep roof forms, covered verandahs, courtyard circulation and extensive warm exterior lighting. In a commercial office project with this kind of design language, MEP systems need to support the architecture without becoming visually intrusive.
That means electrical points, lighting feeds, conduits, drainage routes, HVAC services and maintenance access need to be coordinated early enough to protect the intended architectural finish while still keeping the systems practical to install and maintain.
Design workflow
The proposal describes a structured process beginning with discussions with the architect and client, followed by preliminary drawings, design feedback, final drawings and further technical coordination where required. The project has now moved beyond this design stage into construction.
